Data center space in the Northwest: markets and what to watch

Silicon Valley's network density, trans-Pacific cables, and some of the cheapest power in the country. Here's the region in two minutes.

What the region's good for#

The Northwest has one of the widest power-cost gaps in the US. California industrial power ran 20.74¢/kWh in June 2026, almost 3× Washington's 7.20¢ (EIA).

That gap should shape any Bay Area vs. everywhere else decision. The coast buys you network reach. Inland buys you cheap power and room to grow.

The markets (10)#

  • Northern California (Silicon Valley). Dense meet-me rooms, but a hard power ceiling. Silicon Valley Power said in late 2024 it can't take new data center load until transmission upgrades finish in 2029.
  • Seattle. The Westin Building is the Northwest's main carrier hotel and home to the Seattle Internet Exchange. FEMA rates King County "Very High" risk, driven by earthquake.
  • Portland / Hillsboro. A real trans-Pacific cable gateway. Hillsboro paused further data center tax breaks in July 2026.
  • Sacramento. California power prices, with serious flood exposure on FEMA's index.
  • Reno. Nevada's tax package draws big campuses. Data center requests could need up to 5,900 MW against a regional peak of about 2,100 MW (2026).
  • Central Washington. Columbia River hydro at roughly a third of the national average price. Among the lowest commercial rates in the US since 2009.
  • Spokane. An inland Washington market we cover.

What to watch#

  • Weigh the California power gap. Industrial power there runs nearly 3× Washington's (June 2026). Pay it only for what the Bay Area gives you.
  • Confirm power with the utility, not just space. Silicon Valley's ceiling runs through at least 2029.
  • Plan for earthquakes up and down the coast. USGS puts the chance of a magnitude-9 Cascadia quake at 10–15% in the next 50 years. Northern California adds wildfire power shutoffs.
  • Hillsboro's edge is cables, not tax breaks. Its breaks are in flux as of mid-2026.
  • The cheapest power is inland. Quincy and Reno trade distance from the metros for much lower power and tax costs.
