What the region's good for#
The Northeast and Mid-Atlantic are built for network reach. Northern Virginia is the largest data center market in the world. New York and New Jersey anchor the East Coast's low-latency trading cluster.
What matters most right now is power, not space. Getting new load connected to the grid is the slow part, and it's getting slower.
The markets (10)#
- Northern Virginia (Ashburn). The world's largest market: 4,496.5 MW of inventory in the first half of 2026. Power is the deciding factor here, with 2026 capacity already leased. Full Ashburn guide.
- New York / New Jersey. Home to the Northeast's largest internet exchange and the trading cluster around Secaucus and Mahwah. Bergen County, NJ rates "Relatively High" on FEMA's risk index.
- Boston. Small and built for latency, not scale. Massachusetts industrial power ran about 18¢/kWh in 2024, the region's highest.
- Philadelphia. Shares Pennsylvania's power pricing, the region's cheapest in 2024, and its state tax program.
- Pittsburgh. One of the fastest-growing markets on its grid. Several proposed projects plan their own on-site natural gas power instead of waiting on the utility.
- Richmond. Virginia's second market, with 53 data centers. Dominion filed for new high-voltage line to serve a proposed 900 MW project, and Henrico added zoning limits after local pushback.
- Buffalo. A smaller market we cover. Worth a look if your people or customers are upstate.
- Portland, Maine. A smaller market we cover, for teams that need to be in northern New England.

What to watch#
- Ask for the real power date, not the floor space. Dominion's grid-connection delay in Northern Virginia stretched from 4 years (2022) to 7 years (2024).
- Loudoun may pause new projects. Supervisors voted in September 2026 to draft a pause of up to 12 months on new data center applications.
- Cheap power isn't where you'd guess. Pennsylvania industrial power ran about 7.9¢/kWh in 2024. Massachusetts ran about 18¢.
- Metro New York carries more risk. FEMA rates Bergen County "Relatively High" and Loudoun "Relatively Low". Build that into your disaster recovery plan.
- Tax breaks are sized for the giants. Virginia's starts at $150M and 50 jobs. You won't qualify, but it's why the biggest campuses cluster here. New Jersey cut its credit in August 2026.
