What the region's good for#
São Paulo anchors Latin America, and Querétaro is growing fastest. The four big markets together grew 13.7% in the year to early 2026.
What matters most is power and water, more than floor space. Querétaro has hit grid and water limits, and Bogotá is capped by land and permitting.
The markets (7)#
- São Paulo. The region's biggest market, with 536.7 MW of inventory (early 2026). IX.br São Paulo is the world's largest internet exchange by members, with 1,861. Industrial power ran about R$963 per MWh with taxes, roughly 18¢ a kWh (April 2026).
- Querétaro. Mexico's fastest-growing hub, built on nearshoring and closeness to the US. Operating capacity roughly doubled from 115 MW in 2024 to 235 MW in 2025, and 8 of the region's 11 aquifers are overexploited.
- Santiago. The fastest-growing of the four, up 23% in a year to 165.8 MW. The Humboldt cable to Australia is due around 2028. It sits in one of the world's most active earthquake zones.
- Bogotá. Still early at 44.3 MW, but more than 85% of Colombia's rack capacity. Business power is among the region's highest, about COP 841 per kWh, roughly 28¢ (December 2025).

What to watch#

- Ask about grid and water, not just space, especially in Querétaro.
- Brazil's power prices swing hard. The 2026 market price for power can run from R$57 to R$1,611 per MWh. Ask how your rate is set.
