Data center space in Dallas–Fort Worth: the Infomart, the suburbs, and what's still being built

Dallas has more provider choice than any market in this library, and it's easy to misread. One downtown building holds three competitors. The suburbs hold a deep bench most searches miss. And a lot of what you'll hear about isn't built yet.

Read this first: building size isn't space you can rent#

Every provider list for Dallas quotes building square footage. That's not the space you can buy, and in Dallas the gap is on the record.

The Infomart: one building, three providers, one exchange#

1950 North Stemmons Freeway is the address to know in Dallas. Three providers rent space inside it, and it hosts the city's internet exchange.

You can put three competitors in the same building into one bid. The fiber stays the same, so you compare price, term and service head to head. That's rare, so use it.

Who else runs data centers in Dallas–Fort Worth#

Checked against the providers' own material on August 26, 2026. Dallas–Fort Worth is many cities, not one: Richardson, Plano, Carrollton, Lewisville, Allen and Fort Worth each count. Every row names its city.

Digital Realty: twelve published sites#

Digital Realty publishes twelve Dallas sites with street addresses. It doesn't publish power for any of them.

What isn't built yet#

A lot of the Dallas capacity you'll hear about is still under construction. It's left out of the tables above:

  • DataBank Red Oak, South Dallas. A planned 480 MW, eight-building campus. The first 180 MW targets Q2 2026.
  • CyrusOne DFW7, Fort Worth. A 200 MW build under construction. Its Bosque County site sits about a hundred miles out.
  • Flexential Talty, Kaufman County. Announced July 2026, first customers late 2028.

Planned space isn't space you can buy today. If you're quoted on a future date, ask what happens to your price and your commitments if it slips.

Networks and cloud connections#

Dallas networks meet in one place: the Infomart. DE-CIX Dallas sits in Cologix DAL1. Digital Realty's DFW10 on Bryan Street is the other downtown hub.

Cloud on-ramps: what's actually confirmed#

A cloud on-ramp is a private line into AWS or Azure inside the building. Fewer are confirmed than the marketing suggests:

  • Equinix: Dallas is an AWS Direct Connect city. We couldn't confirm which AWS region.
  • Flexential: reaches AWS, Azure, Google and Oracle over its own network, not inside the building.
  • Cologix: cloud access through its marketplace, citywide.
  • DataBank, TierPoint, Evocative and 365: through partners like Megaport.

Partner connections work fine. But they add distance and another company to call. Ask every provider whether your cloud connection is in the building or over a network.

When Dallas is right for you, and when it isn't#

It fits when#

  • You want real price competition. That's the best reason to buy here. Global, national and mid-size providers compete, often in the same buildings.
  • You want the middle of the country. Dallas sits between both coasts, so it makes a natural second site.
  • You need federal-grade security. DataBank's Plano building has FedRAMP Moderate.
  • You need high-density or GPU space outside the coasts. Large GPU deployments already run here.
  • Texas land and power costs suit your plan, and you're fine running on the Texas grid.

It doesn't fit when#

  • You need the deepest peering market. Dallas is strong. Northern Virginia is deeper, so bid both.
  • You need space now and you're offered Red Oak, Talty or DFW7. Those are 2026–2028 stories. Ask what's live today.
  • Your board worries about the grid. Get that answered in the bid.
  • You need one provider across several continents. Most of the good options here are US-only.

When a big name is the right call#

  • Equinix for its network depth and a global contract, right at the Infomart.
  • Digital Realty for scale in Richardson and Lewisville, and DFW10 downtown.
  • Cologix when you need the DE-CIX exchange. It's in their building.

Dallas punishes a three-name bid. Six or eight providers would have competed. Put them all in.

What data center space costs in Dallas#

No provider here publishes a price list. Every price is a quote. Here's why we don't publish per-provider numbers.

For a rough sense, asking rates averaged around $196 per kW per month for 250–500 kW across North America in the second half of 2025. That's a continent-wide asking price, not a Dallas quote.

Who are the data center providers in Dallas?#
In and around the Infomart: Cologix (hosting DE-CIX Dallas), Flexential and Equinix. Digital Realty has twelve sites across Dallas, Carrollton, Richardson and Lewisville. DataBank, TierPoint, Evocative, Flexential and 365 Data Centers cover Plano, Richardson, Allen and Fort Worth. CyrusOne runs large campuses in Carrollton, Lewisville and Allen.
What is the Dallas Infomart?#
A building at 1950 North Stemmons Freeway where Cologix, Flexential and Equinix all rent space. It also hosts DE-CIX Dallas, the city's internet exchange. You can put all three into one bid and compare them head to head.
Which Dallas data center has FedRAMP authorization?#
DataBank DFW3 at 8375 Dominion Parkway in Plano has confirmed FedRAMP Moderate. Approvals cover named buildings, not a whole company. Check it's current and covers your work before you commit.
Is Dallas a good place for data center space?#
It's the strongest market for price competition, with providers of every size in the same buildings. It sits between both coasts and has proven high-density space. It's weaker if you need the deepest peering, or space today from a campus that isn't finished.
